We pay 10% to 15% interest on principal and 3% to 7.5% (see investment formula below) net profit gain back to Investor on every transaction. Tired of making 1-3% on your investment? All transactions with Dave Berens Real Estate are secured by first priority mortgages and deed of trust on finalized property, a collateral assignment of all leases and rents relating to the property.
Repayment: At the completion of each loan transaction, minimum three months interest will be paid on principal loan amount. Full authorized amount of any loan shall be paid in full in advance. No repayment of principal shall be required prior to maturity on, if applicable, acceleration. The loans shall mature six months from their respective dates. Extensions may be granted based on mutual agreement between Investor/Borrower. An extension fee of 1% per month shall be payable upon any extension.

| Example #2: | $50,000 investment loan times 10% interest Divided by 12 months = $416.66 interest per month For 3 months minimum = $1249.98 + net profit gain |
| Example #3: | $150,000 investment loan times 12% interest divided by 12 months equals $1500.00 interest per month ($4500.00). If net profit $100,000 times 5% equals $5,000 gain. Therefore, total minimum payment on this property transaction to investor would be $9,500 assuming 90 days to close transaction. |

| Option 1: | Pay additional 2% net profit for bringing new investors of $100K or more on any transaction. (Note: these transactions are based off of closed real estate deals) |
| Note: | Willing to consider multiple deals or projects (ex. 3-5) would pay out of next profit gain and interest at end of each transaction and roll principle into a new deal (land, multiple units and single family houses). |
